General Growth Properties
Environmental Term Contract
Asbestos and Environmental Services - Southeast United States
Since 2002, GLE has served as the primary environmental consultant for General Growth Properties, Inc. for facilities located throughout the State of Florida and Georgia. General Growth Properties is the second largest owner/operator of retail shopping malls within the United States.
GLE has successfully completed over 500 projects with scope of work involving Phase I and Phase II Environmental Site Assessments, Transaction Screening Procedures (TSPs), hazardous materials surveys, underground storage tank (UST) investigations, hydraulic lift removal and impact assessments, third party facility decommissioning oversight, indoor air quality/mold assessments including hurricane response activities, asbestos surveys and monitoring.
GLE has recently completed several high profile projects involving the decommissioning and demolition of several large mall anchor stores (ranging in size from 160,000 SF to 200,000 SF) in the GGP portfolio. GLE’s services included a comprehensive survey of the facilities for the presence of asbestos-containing materials (ACMs) and other hazardous substances such as Polychlorinated Biphenyls (PCBs), mercury, lead-based paints, and facility maintenance chemicals which required proper removal and disposal prior to commencing with the planned demolitions. Additionally, GLE’s services included performance of various environmental assessments and site investigations, preparation of hazardous materials abatement design drawing and removal specifications, third party project oversight and air monitoring during hazardous materials abatement and regulator liaison duties.
Recently GLE served as the primary environmental program manager for a large petroleum hydrocarbon remediation conducted at a major shopping mall property located in the southeastern United States. The subject site was planned for a multi-million dollar redevelopment project which included the decommissioning and demolition of existing structures and sub-surface utilities, as well as performing extensive soil and groundwater remediation to facilitate the construction of a new lifestyle center at the subject mall. Prior to commencing with remediation and site redevelopment activities, GLE performed comprehensive sub-surface investigations at the property to aid in the delineation of petroleum hydrocarbon constituents in soil and groundwater. In addition to providing soil and groundwater remediation design and cost analysis services, GLE also prepared a Corrective Action Plan (CAP) to address free-phase product, impacted soils, soil gas, and dissolved groundwater contamination discovered at the property, which were the apparent result of commingled petroleum product releases originating off-site. GLE performed daily on-site remediation project management and monitoring services and was a significant contributor to the project’s successful track record with regards to meeting scheduling objectives and health and safety requirements.

To expedite and facilitate the proposed construction activities and minimize adverse impacts associated with the discovered site contamination, a phased remedial plan was designed and executed to address existing petroleum hydrocarbon contamination at the site while simultaneously creating minimal disruption to the planned site development work.
In addition to petroleum hydrocarbons, GLE also provided hazardous materials characterization and abatement management services associated with the decommissioning and demolition of an approximate 150,000-square foot building located at the property.
GLE also provided a smoke damage assessment for a shopping mall located in the Gulf-coast region after Hurricane Katrina. GLE’s services included visual assessments of remaining facilities, air sampling for volatile organic compounds (VOCs) and poly-nuclear aromatic hydrocarbons (PNACs) as potential airborne contaminants subsequent to the fire damage.
GLE has provided emergency response indoor air quality assessments within multiple facilities impacted by Hurricane Wilma. Typical assessments included visual assessments, microbiological air and particulate surface sampling, moisture measurements and preparation of mold remediation protocols. The estimated cost of this ongoing term contract is $1,115,000.
