Renaissance at Rockledge
Masterplanning - Mixed Use
GLE completed a 17-acre mixed use project in Rockledge, combining condominiums, retail, office, live/work lofts and three-story townhomes with amenities and a City Gateway. This zoning and gateway community project involves closely working with the City of Rockledge, CRA officials and the owner.

Gateway property located on U.S. 1 entering the City from the north was the first project designated for redevelopment as a mixed use under the newly formed CRA.
Services included:

GLE was the Owner’s Representative and Master Planner.

GLE prepared and verified development cost estimates.

GLE coordinated with the City manager, City Planner and CRA consultant to achieve the City and Client goals.

The Master Plan was developed working closely with the Client, the City Manager and staff, their consultants, and the CRA Board. GLE was able to develop a well-received Master Plan that meets and exceeds the city’s long-term sustainable development goals. The resultant Master Plan was then submitted to the Regional Council, as well as the State for final approval.

GLE working closely with the Planning staff and CRA consultant, modified all necessary zoning codes and comprehensive land use maps for final city, regional and state approval.

GLE made all presentations at the CRA and City Council for final approval - Received Unanimous approval in November, 2004
The diversity of building Architectural types, sizes and heights enhances the creation of the sense of place that stimulates interaction of the public and the residences. The large Central Plaza and Fountain was created for public events related to the center, as well as giving the City a place to hold special events throughout the year.
